Goldner & Associates, Inc.'s latest acquisition is the Meidinger Tower
in downtown Louisville, Kentucky. Meidinger Tower is a 26 story, Class
A office Building located in the Central Business District of Louisville.
The building's rentable area totals 332,129 square feet, including 5,283
square feet of retail space on the lobby level. The reflective glass and
spandrel panel design building was completed in 1982 as part of a large
scale, mixed use, office/retail complex known as the "Galleria Complex."
The Galleria Complex consists of twin office towers (Meidinger Tower and
Brown & Williamson Tower) separated by the Galleria Mall, which is
currently being redeveloped into "4th Street Live!" and an attached
750 space parking garage. Originally designed by the internationally renowned
architectural firm of Skidmore, Owings & Merrill, the Galleria Complex

The 4th Street Live! Redevelopment is a recent collaboration between the
City of Louisville and Baltimore based Cordish Co., to convert the two
block Galleria Mall, and the surrounding area, into an open air retail
and entertainment district. The $70 million dollar project, which was
partially financed through the issue of $16.5 million in municipal bonds,
entails the dissolution of the interior retail space and common areas
and reopening of the 4th Street to vehicular traffic. New tenants, including
Borders Books, TGI Friday's, Red Star Tavern, Funky Parrot Bar, Hard
Rock Café, Lucky Strike Lanes, McFadden's Bar and Restaurant,
Premier Fitness and Rascals Comedy Club, enhance the vitality of the 4th
Street Live! District.
Meidinger Tower is leased to a roster of locally, nationally and internationally
recognized tenants in the businesses of consulting, law, insurance and
telecommunications. The 14,000 square foot floor plates are extremely
well suited for tenants seeking the identity and security associated with
full floor tenancy. Of the 25 stories of office space in the tower, 12
are leased to full floor users. The building is anchored by Mercer Human
Resource Consulting, Inc., a wholly owned subsidiary of the Marsh &
McLennan Companies, Inc. Mercer, a global consulting firm that specializes
in employee benefits, compensation, communication and actuarial services,
occupies 127,570 square feet of the net rentable area in the building.
Other prominent tenants who occupy one or more floors include Borden's
Chemical, Inc, Chilton & Medley, PLC, Seiller & Handmaker, Pedley,
Zielke & Gordinier, PLLC, and Northwestern Mutual Life Insurance Company.
